If you are considering making a reservation we would like to draw your attention to the following:

Check-in is available from 3pm - 9pm. We are unable to offer check-in outside of this time period.

​We have an adult only policy (the minimum age for guests is 16).
​

We do not have a chairlift or a lift to the upper floors. Please ensure that you only bring luggage that you are able to carry unaided to your guest room.

We provide an excellent complimentary breakfast and afternoon Tea/Coffee & cake but do not offer lunch or dinner. There are many places to eat within easy reach - please see our Food & Drink page for details.

If you chose to book through Booking.com please be aware that they charge us 15% commission so we are unable to offer you any of our direct booking discounts or free upgrades. All our bookings are subject to free cancellation or modification up to 7 days prior to arrival and Booking.com are not permitted to offer you an alternative period for your reservation.

Directions
​
We are located one mile from Wells Cathedral at the top of Hawkers Lane.
​
From the east end of Wells Cathedral head up St Thomas Street and the Bath Road. Turn left just beyond the garage into Hawkers Lane and follow it all the way up the hill through the residential area. At the end of this you will see the Beryl shield where the lane narrows. Continue on up the lane for another 200 m to the main entrance and car park.

Parking

We have plenty of free parking on the estate near the house and one disabled parking bay. We do not currently have any electric vehicle charging facilities.
​
Guests are kindly requested not to park on the forecourt in front of the house.

Terms & Conditions
Room bookings can be cancelled or amended without charge up to 7 days prior to date of check-in.

The full price of your booking is due 7 days prior to date of check-in. This payment is non-refundable.
​
We reserve the right to cancel any bookings if payment is not made when requested.
​
Offers: Only one offer is available per booking. Our booking system will automatically apply the lowest rate available. Offers apply to new bookings only. Any bookings that are cancelled in order to rebook with an offer will be modified to the original booking price.

We do not accept bookings with guests under the age of 16.
​
Check-In is available between 3 pm and 9 pm. We do not permit access to the house, grounds or pool before 3pm. We do not offer a later check-in than 9 pm.

Check-Out is by 10.30 am.

On booking with us you agree to these Terms & Conditions, and to conform with our Policies.

Policies
We do not permit guests to bring
any food, alcoholic beverages, banned substances, or pets onto the premises.
​
Food and alcoholic beverages must not be consumed in the guest rooms or pool area.
​
Quiet Hours: We ask that all guests keep noise in and around the house to a minimum during the hours of 10pm to 8am.
​
Smoking is not permitted in the buildings or the pool area.
​
You are liable for any damage and/or theft (whether by a deliberate, negligent, or reckless act) to the premises or property caused by you, or any person in your party. We reserve the right to charge your credit /debit card such amounts as we deem necessary to compensate or make good the cost or expenses incurred or suffered by us as a result of the aforesaid damage and/or theft.

We take your privacy seriously and will only use your personal information to manage your booking and to comply with our legal requirements. We will not share your information with anyone else, and will make sure that it is handled, stored and deleted securely. We would love to be able keep in touch with you, and let you know about our special deals and events, but do please tell us if you would prefer us not to.

Accessibility & Safety
The house and grounds are unfortunately not suitable for wheelchair access.
There is no lift to the guest rooms which can only be accessed via the main staircase from the hallway.

Please enquire directly with us if you have any questions about access and facilities in our guest rooms.
​​
The estate has some areas of deep water, including the swimming pool, and some potential hazards, such as the vehicle track leading from the lane. Guests may access these facilities and the estate but do so at their own risk.
